The report just released by Inman News names the Raleigh, Cary areas of the Triangle in NC as the #1 real estate market. It’s median sales price is $224,300 which has increased over 7% in the last year!

The study took into account cities with a population over 150,000, increasing home sales, growing job markets, a low number of foreclosures, and increasing sales prices.

All 3 new communities will be in Wake County in the Raleigh area. One of the developments is planned for Fuquay that will be called Alston Ridge off of 55. This development will be a fairly large development for the area including over 380 home sites and the homes will start in the $170,000′s. The second development will be within the existing Cary community of Amerbly. Both town homes and single family homes are planned (which will start in the $190′s and the $300′s). The 3rd community will be in Morrisville and will consist of town homes that start in the $190′s.

This has been the best November, December and January in the last 4 years as far as home sales in the Raleigh area is concerned. Home inventory continues to decrease, days on market continue to decrease, pending sales (homes currently under contract) are up…which all lead to a positive shift in the market. We have been building a strong base here in Raleigh for over a year. The real estate market moves very slowly here but that is a good thing. I’ll take slow and sure any day over a wild roller coaster ride!

In the last 30 days, Wake County has had 576 closings with 1,515 currently under contract!
